    A few days ago I leased out my recently turned over condo. Location was in serendra. Took me about a month from advertising it to closing the deal.

    The demand there is very strong.

    Previously only high-end condos in CBDs appreciated very quickly. The rapid influx of Chinese workers (legal and illegal) suddenly made low end condos in key areas (MoA area, Makati) appreciate significantly as well.

    As an investor renting out the unit, this is good news. But if you're a homeowner living there, it probably isn't fun being crowded by mainlanders all the time.

    My aunt has a unit at SM Jazz in Makati and when we visited one time, the elevator queues were 90% mainlander and only 10% pinoy. [emoji52]

    The price we have to pay for capital and rental appreciation.....

    Been to SM Jazz and i know what you mean.
    Even the streets beside it make you feel like youre in Shenzen.

    I was in makati the other day and stayed at versailles in one central... rented it 3k for 1 day and its true, daming mga tsekwa kasabayan ko sa elevator... pati sa 7/11 pag bili ko ng grocery... kausap ko yung frontdesk, uso pala daw yung buildng mgt na ang mag aarange sa condo mo for rentals...

    Ganyan din terms nung binenta ko condo namin, what happened was the notaryo executed 2 deeds of sale, 1 for BIR and 1 for us, according to her, in denial pa din daw si BIR, hence they don't agree that the DOS contains a provision where buyer will shoulder all expenses, so the other one was for us, where dun nakalagay na shoulder ni buyer everything. That's it abutan na ng bayad at uwian na pagkatapos.

    bahala na si buyer sa effect ng train law, tutal net naman ang hinihingi mo sa kanya and it doesn;t matter kung magtagal ang processing, the buyer is in possession naman and siya naman nagpapalakad nyan, 15k daw siningil nung taga lakad nya.

    so ang copy ng CCT pano makukuha ni buyer? need pa namin magexecute ng affidavit?
    or ok lang ba na bigay ko scanned copy? baka kasi magaya kami dun sa mga nagawan ng fake title hehe.
    and sa payment - DP muna then we asked for manager's cheque sa balance.

    Yung CCT ko ginawan ko ng watermarked PDF for verification niya. Cash Ang bayaran namin, sa bank niya mismo, nag open ako ng account, so credited agad, tapos withdraw ko thru MC leaving the minimum deposit amount and close the account after the holding period.

    Notaryo humanap lang kami ng hindi mahaba ang pila sa retiro, dami dun. Legit? I don't care naman, nasa akin na payment niya.
