WOW 78sqm, I can`t imagine how much you paid for your condo and at rockwell pa.

Is it safe to say that 65 pesos/sqm is the usual cost for high end condos? I really don`t have any idea regarding this things

Honestly I dunno lang sa iba pang high-end condos kase sa pagkakaalam ko, yung sa rockwell hindi pa yun ang pinaka mahal.. sa Shangri-la Towers ata sa may legaspi village mas mahal ata dun! (hehehehe)

Kung gusto mo maaliwalas na area sa New Manila or Greenhills area ka bumili ng condo....Konti lang matataas na building. Bahay na Bahay ang dating...

Sa makati kasi sobrang gulo pag labas mo na ng bahay..... Im not really sure kung maganda bumili sa ayala ngayon dahil sa issue ng mismanagement.

Yung mga ginagawa ng SM na condo mukhang ok.

tama ka mukhang ok yung sa sm yung the grass na tinatayo sa likod ng sm north lapit sa nlex, mrt, trinoma at siyempre sa sm north. medyo affordable din kasi studio 22.4sqm nasa 1.1M to 1.3M pa. problema lang parking nasa 500T ata.

Certain special assessments are made for expenses such as:

1. Real property tax on the common areas

2. Comprehensive all-risk insurance for the building and common areas

3. Extraordinary expenses for major repairs or repainting of the building or any part of the common areas

It really depends on the kind of lifestyle and quality of service which unit owners expect of the condo corp. Rockwell and other hi-end condos provide hotel-like service in that almost any problem or concern regarding an individual's unit is taken care of by the condo corp. including cleaning of the unit.

in the Eastwood area it is currently at 40+ to 70s pesos /sqm. depending on the building.

yung Association dues depende sa klase nang condo:

Merong 30 petot to 45 petot per sqm.. sa BGC area.. nasa 60+ to 100+ per sqm... yung iba din.. advance quarterly ang singil sa association dues..

yung sa rate.. usually yung MERALCO rate eh pareho lang sa residential.. may ibang condo lang na nagdadagdag nang 5 to 10% as fee.. yung sa tubig nagkakatalo.. depende kasi kung may commercial units sa condo.. iba ang rate non kesa 100% residential yung condo.. pag may commercial units.. ang current rate ngayon eh 35.00 to 40.00 per cu/meter na.. sa BGC naman eh talagang mataas ang tubig.. nasa 75.00+ per cu/meter don..

Iba pala talaga rate ng association dues. Problema kasi pagbibili ka palang lagi nila sinasabi na di pa nila matantsa magkano ang expected association dues....malalaman mo lang pag nakatira ka na.

pag mas marami bang unit usually mas mura association dues?
