    Kasi yung dad ko may balak bumili ng house and lot sa Ayala Heights in QC. Malapit sya sa UP and Ateneo. I am not sure what's the plan? Lilipat ba kami doon or will he rent it out. Anyway, asking price was P30.5M but my dad will try to lower it to P28M. 540sqm tapos yung bahay brand new pa never pa nagamit... Mura na kaya yon for that said property? Going rate daw is around P30,000/sqm??

    Bobo kasi ako sa ganyan eh, maybe meron sa inyo knowledgable?

    Ganyan talaga dyan...25M to 30M yung ganyang specs, depende nalang sa finish ng bahay tsaka sa location niya sa loob ng Ayala Heights tsaka lote kung corner or hinde etc etc. And para mas kampante ka deal only with licensed brokers.

    That's good enough considering di pa gamit I have an ex who lives there and I think more than 30+ un value ng bahay nila, that was a year ago. Close to 700sqm un buong lot. Hassle lang traffic lagi papunta

    Yup depende sa location and finish ng bahay. I do also have a friend who live there but early 90's pa nila nabili yung property.

    Sige po pupunta kasi kami uli mamaya. My dad likes to talk to the seller, wala na pong broker deretso na kami nakikiusap sa seller para wala ng fees. I will post pictures later.

    Para sigurado ka sa rate ng lupa ,Pa check mo sonal value ng lupa sa Quezon City Hall. Sa real state .

    Medyo malayo na iyong area na iyan, bro....

    Why don't you check out properties at New Intramuros and North Susana (right after Tandang Sora).... Pero, mas maliit nga lang ang mga ito (at makitid ang mga side streets....)

    Ayaw ng tatay ko ng ganun gusto nya yung aura sa loob kasi ng Ayala Heights. Its no Valle Verde in bonga pero the air is really clean and the place is really quiet and serene. Nice view too...

    Hey... Valle Verde is in the heart of urban congestion... Ayala Heights is nice and quiet... and really expensive... 30m sounds just about right.

    If your dad likes the quiet life... mag-Laguna nalang kayo... Sobrang tahimik because everyone is always stuck in traffic...

    Ang pagbalik ng comeback...

Also does anyone know any good real estate books or videos that teach you what you need to know to become wealthy in real estate.[/SIZE]

    No one gets rich as an agent kasi de commission lang sila. Ang yumayaman mga real estate speculators. They buy wait and hopefully prices rise. They can build a house too to increase the value then sell...

    Update lang. While the aforementioned house is still a consideration ang priority na ngayon is to find an empty lot (as long as it has good Feng Shui, Chinese kami eh so we believe in that) within the village (Ayala Heights) and construct the house by ourselves. We think we can save a lot of money doing that we can just mimic the design of that house anyway...

    Actually may mga lote dyan na around 500sqm nasa 11.2M lang pero may creek kasi sa likod eh. Ayaw nila ng ganun dahil masama daw sa Feng Shui so naghahanap pa ng iba...

    You should have a reliable and trustworthy contractor. Sakit din ng ulo ang magpagawa ng bahay... Kami nga kakilala na namin (at reliable and trustworthy din),- mayroon pa ring mga pagkakataon na sakit ng ulo....

    Also, I am sure na tinignan mo ang lugar kung binabaha... The painful Ondoy experience is an eye-opener to everyone

    Yup,- your property's back(ing) should be stable (and higher than the front) and not flowing. Also, - again, posibleng maging kalaban ang baha....
