    Hello everyone!

    My question is where exactly in metro manila should we reside/live? Like for exmple in brgy socorro cubao or brgy oranbo pasig

    Im getting married soon and we plan to buy a house or townhouse

    We have a budget of around 10M

    Here are some of what we need:

    Must not be traffic after 9am
    Wife travels to makati everyday work
    I work in cainta /marikina area
    Our son will soon study at lsgh
    We have 2 cars
    Guarded subdivision not a priority but nice to have

    i would prefer the pasig area than cubao area. masyadong crowded ang cubao area eh.
    you may also want to take a look at QC/Diliman area (Teacher's Village area). Your 10M can probably go a long way there.

    Where in pasig exactly?

    Im currently residing at visayas ave, so thats very near teachers village area. Might as well buy here din.

    Issue kasi the car travel to makati.

    Sounds like San Juan would be a good place to look. It's sort of equidistant to all the necessary places.

    Nice place, I lived there for a while and it does complies with the requirements. But I left Manila and now I live in Singapore, renting is quite expensive here, so soon I'm about to purchase an apartment in a new building, it's still under construction though - piermont-grand-ec.com.sg

    I would recommend Mandaluyong as that will be closer to your wife's work & LSGH. Just look for a place that's not flood prone in that part of the Metro.

    Which area there exactly is flooded? Addition hills?

    Try to house hunt in Kapitolyo Pasig, wala gaano choices in Oranbo eh.

    Ortigas area in Pasig. In order of price level, you have Brgys. Ugong (Valle area), San Antonio, Kapitolyo, Oranbo, and Pineda.

    10M might be a bit short for a brand new townhouse in Kapitolyo or San Antonio (roughly 120 sqm, 3 storeys). But with that budget you can get a slightly older townhouse.

    Kapitolyo is 45 min-1 hr away from Makati in the morning, 20 min to BGC. Add another 30 min when going home during the evening rush hour.

    How about taguig? Lots of development going on there. Lots of nice schools nearby as well, like CSA and schools in makati.

    "Must not be traffic after 9am" - sa probinsya na lang ata posible yan hehe

    dito kami sa rosario pasig near c5. my wife leaves at around 6:45am and arrives at her office in makati around 8am. pag uwian, alis ng 6pm tapos makakauwi mag 8pm na hehe.

    ang trapik dito, i agree with the mandaluyong and kapitolyo/san antonio suggestions, less hassle for wife and kid.

    the thing with taguig is that the nice places are just in the BGC/McKinley areas.
    and 10M may not be enough... unless its a condo unit.

    There are villar development with gated communities and mall/commercial area worth checking. Though I agree with the other commenter that it's starting to get crowded. Now that there are SMDC develpment and DMCI has not stopped their expansion.

    hirap pala tumira malapit sa bus terminal jan sa victory liner. Grabe kadami tao ngayon madaling-araw as in sa sobrang haba ng pila eh paikot na sa mga secondary tertiary road. As in nakailang grabe ako kanina sa gulat nasa sidewalk na mga commuters sa residential area na!!!!!

    Kaya panalo talaga sa new manila.

    - Malalaki cut ng lote so mas maliit population (kaso lately may mga bwisit na townhouse nagtatayuan puro nag-aaway sa parking)

    - Gitna ng lahat. Kaya nga tinawag yung sm sta mesa na centerpoint eh.

    - Hindi katabi ng busy road like edsa mga ilan kilometers pa.

    - Dadalawa lang or tatlo high rise condo sa stretch ng welcome rotonda-erod-cubao. (wag na dagdagan ah kasi mas ok pag nakiita ulap. Maaliwalas is life)

    So kung bibili kayo bahay yung area ng new manila, scout, some araneta village na hindi binabaha, parts of sanjuan ok din.

    Public area kasi at malalaki ang mga bahay(?)
