    Guys,

    Pa advise naman.

    Gusto ko sana ibenta yung isang unit dun sa 3 door apartment namin.

    its 50 sqm lot area n 90-100sqm floor area.

    2 - storey sya 2 bedrom n 1 t/b.

    Construction nya is mostly on wood n concrete.

    Location: near SM San lazaro. 3 street away, walking distance lang.

    Exact location: Kalimbas St. Sat. Cruz cor.quiricada st n San lazaro st.

    May gusto na bumili but yung price na gusto nya is 1.5M.

    Good deal na bato. Magkano ba market value ngayon sa lugar nato.

    bro. i advise you to check muna the value of the property sa city hall (sa real property and assessments area where you pay your real estate taxes. tapos patungan mo ng around 10% yung value ng lot lang ha?

    bro maliit lang kasi sa city hall.

    May daya kasi yung sa amin, under value sya kaya hindi ko sya pwede dun kunin.

    Yung 3 door apartment namin na 150 sqm ang lot value nya wala pa sa kalahating milyon.

    Yung sa dyaryo nakita ko last sunday.

    M. Hizon area residential sya hindi commercial nasa 38k per sqm

    Hindi accurate ang assessment sa city hall...

    kuha ka nalang ng real estate broker

    may sariling title na ba yung 1 unit na binebenta mo?

    Apart from zonal values, you can always have the property valued by a property appraiser. They give you an idea of the market value of the property taking into account is size, location, improvements, value of adjacent property which was recently sold. Try to check your yellow pages. I tried one before.

    Medyo merong damage pero at least they'll do some of the due diligence work for you like verifying the validity of the title, etc. I spent arount P2.5k but that was years ago pa for a 2-storey house which I was thinking of buying. At least, if you're the seller, you'd have a more accurate gauge of the value of the property you are selling.

    Pinagagawa ko na yung title para madali ibenta kung sakali or baka pag may buyer na saka ko palipat. May sukat na kasi sya pinagawa ko na,

    Yes magandang investment ang apartment long time earnings sya pero mabagal ang balik nang capital.

    Hindi naman question dun kung gaano katagal na sa akin yung apartment, ang question is kung magkano naba ang market value nun kasi malapit na ako sa SM San Lazaro, ayaw ko naman magsisi sa bandang huli.

    Clavs, yung unit ba ano na ang kundisyon? Medyo bago pa ba? May ipari-repair ba yung buyer pag nabili na? Isa yan sa mga points kung magiging magkano yung apt. unit mo.

    If you sell a property (multiple ownership) Would you agree for the cheque to be written to one person lang? I told my Tita kasi (co owner) that I want separate cheques but she said that might turn off the buyer so under her name na lang. I think it's BS. As a buyer, I'd prefer separate cheques so I am sure all owners will not contest the sale, or walang forged signature there.

    pag manager's check bank naman gagawa nyan.
    me bayad mga lang - 100 pesos per check yata.

    what's a few hundring bucks, when the sale price is in the millions of pesos?

    in a company meeting some years back, they were discussing small-change payables,
    "anubanaman 'yan ! mas mahal pa ang cheque kaysa halagang naka-imprenta doon!"

    Can your Tita be trusted ba?

    usually strikto din mga banks dyan becaue of AMLC , previously yung uncle ko binenta niya lupa niya, kinausap pa siya ng bank manager, tinanong saan galing pera sa checke, tapos humingi pa siya ng Deed of Absolute Sale and other papers...
