    We recently transfered properties under my name via deed of sale..it maybe 6% if we go through the extra judicial process, problem was the asses value in most of our properties went up 150%..hinabol namin yung deadline which was feb 15

    We are not selling our family home. We are selling the vacation and agricultural properties.

    I don't want to tell my life story here. ULS knows how hard my life is now. Maawa kayo sakin kung alam niyo what I have been through in my life. Two of my friends in the office know and ever since they have been extra nice to me. I'm probably a reminder to them that their life is good.

    But I meant a salary for me to be able to mortgage a property, pay household bills, maintain a car and have enough savings.

    With a 50k net income I can:

    - Pay for a 1BR condo (2.5M) - 21k/month
    - Maintain a car (gas, PMS) - 10k/month
    - Utilities - 5k/month
    - Day-to-day expenses - 12k/month
    - Savings - 2k/month

    What you can't do is downsize your life. Actually you can, you're just not willing to. Until you do that, you'll never be financially independent.
