SM Prime Holdings to take over Harrison Plaza Complex | The Economists JournalSM Prime Holdings is finalizing a deal to purchase the Martel family from its contract with the City of Manila to take control and improve the Harrison Plaza complex.
SM Prime chair Henry Sy Jr. said in an interview that the group was finalizing the deal with the Martels after which “SM Prime would be free to enter into a long-term joint development agreement with the Manila government.”
The Martels, according to Sy were willing to be bought out of their contract since this group had only a few years remaining to own the complex.
According to Sy, depending on the interpretation of technicalities, the Martels’ contract will expire by 2020 or 2022.
“Once we finish (discussions) with the Martels, we will start with it right away. Right now, demand for (residential condominium) units is so much so I have to keep on replenishing land because we’re running out of land,” Sy said.
Sy said there was strong demand from the domestic market, coupled with demand from Chinese bulk buyers.
Buyers from mainland China accounted for 30 percent of SM Development Corp.’s residential reservation sales in the first quarter.
SM / SMDC will turn the property into another concrete monstrosity to sell for a hefty profit to the mainland Chinese.![]()

I wonder how much in commission money the outgoing mayor of Manila is gonna get out of this fast-tracked deal? Fast-tracked before the new Mayor sits?
Whatever happened to the plan before of selling the Rizal Memorial Complex? Heard it was supposed to be demolished and turned into another mall? But a lot of people protested on this plan.
Is closing of Harrison Plaza an aftermath of this?

from what i vaguely recall,
the property was donated to the government by a private entity, specifically for a sports facility.
and my guess is, should the sports facillity disappear, ownership of the real estate would revert back to the donors.
it's the same Qulatilla that covers other deeds of donation to the government, currently being used for what they were donated and intended for.
others naman, were created thru acts of congress. and only congress can rescind them.
but i could be wrong. advancing age and all that.
