    Can you elaborate on the more efficient way? DW?

    on windows, how do we do insulation locally? I've seen double-panes but I think thats for winter weather?

    Cost is a function of whims, needs, terrain, location, size, design, system, methodology, material choice, etc. Those factors are all open to bend except safety & quality(esp the vital utilities). It's kinda baffling knowing conventional concrete construction isn't the most efficient & ideal option here anymore, yet has remained THE preferred....& it doesn't help that standards have not evolved much over decades while labor & aggregate costs for such have skyrocketed.

    A way of many is LIGHTENING. Composite construction systems are here & more are coming. Lighter & stronger, they transmit much lower deadload & demand a lot less of foundations. Greener, too. Less use of aggregates....Quarries have been among the roots of deforestation....We can go on & on, but this is a car forum.
    Windows? There are already a handful of local extruders who have licensed ingenious proprietary sections proven worldwide....Kenneth & Mock's aryan Kömmerling isn't among them. Those, Mr. K. Lao still imports, hence the gold pricing.....The key of sealing is there in those sections, accessories, stripping....& yes, double/triple glazing. We've long abandoned using those local generic sections whose rollers would derail, casements misalign & screens go all wimpy. Those, even us here in the 3rd world shouldn't be deserving of.

    But give me a figure hehehe. Lolz! Need to know if my current savings is enough to even start so i dont waste money on architect fees....


    I have this general look in mind (modern, open plan, wood, floor to ceiling glass, high ceiling, infinity pool) . big walk in closets for all rooms.

    The property is on a slope. About 2,000 sqm lot. It starts from the road and goes down.

    Probably no choice but to make it 3 floors (i want 2 floors lang but because of the slope , easier and cheaper sturcturally if 3). But i end up with extra space that i dont need nor want to maintain.

    House total floor size? Im guessing 900 sqm max! Dont want any bigger. But am thinking of flipping it if the price is right so not too small either. Politicians wamt big houses. Hehehe.

    This is gonna be built on personal property of mine that i accumulated slowly. Was gonna be my dream house...but hey if i can sell it for mega profit...then why the hell not.

    Ground level looking up to the roadside to see the steep slope. Can see part of a house on top that is across the road .


    Roadside kinda looking down though the camera lens doesnt show the real steepness. Person below for reference.

    General peg (just for the look but i need a roof) though it will have more wood and more open spaces and less walls.


    Absolutely do NOT want a generic Presello house. They are all the same. Big or small. Vice Ganda's house is actually extremely well done but too big. Did u see the utility kitchen? Pang ocean liner hehehe.

    And i dont like walls. I want open spaces and less "rooms. " Will maximize the view and want every meaningful area to have a view and let the outdoors in.

    Ballpark cost/area for the superstructure alone? Please quote me not, but you realistically won't wanna go any lower than 40k per for what you're aiming. Cost pessimism will prep you better for reality.[emoji4]....& ceiling is limitless. Discipline is key. The substructure cost will independently be dictated by soil quality, design & load.
    A simple tip many will realize late....take time & scrutinize the plans. Settling won't cut it. Scrapping paper is nothing to breaking walls.
    Wish you luck on that exciting project, good sir. Surround yourself w/ those who'll plan & build as it were their own.[emoji120]

    Your mind's eye is viewing a beautiful plan. One thing I've always shared w/ our Belgian principal, who has ironically been a Euro industry leader in roofing, coatings & membranes for decades now, is....Roof every floor or deck that has vital spaces under. Pools have a much greater chance of staying watertight than open concrete decks. They're way worse than CVTs.[emoji852][emoji16] Maintenance & repairs will be painful, pricey & very inconvenient...then, there's the expected collateral damage under. Those who've heeded have remained ever so happy, dry....& yes, friends.[emoji4]

    Can you suggest an alternative to Kenneth and Mock? Similar durability and quality but cheaper ...

    First hand? Had the blessing to have worked w/ Deceuninck. Belgian brand. European products are generally governed by the highest of standards around, so quality shouldn't be an issue. One thing these companies can differ besides pricing is local counterpart service. This where a lot of the known foreign names flunk here.
