    If you are a business man/ woman

    How much capital do you need to start a real estate company?
    And what are the step by step things that you need to put up your very first real estate company?

    We have so many undevelop lands and im looking into this now.
    I already have a financer but the thing is i dont know anything about it.
    Please pm me or post here if you can help me.

    I already have a company in my name. And i think this year is when it will pick up.

    HOw big is your lot to be devolpe? What kind of product will you be developing? How do you intend to sell it(Financing or Cash Basis)? Do you have knowledge or experience about Real Estate development?

    real estate is one of the most capital intensive industries because land is never cheap.

    undervalued, maybe, but never cheap

    i couldn't give you a "how much" estimate because i don't know what market you're looking at, but let's just start at "a lot" and go from there

    geezz...so hard to start it. Oh well here goes.
    We decided on agricultural land since we have so much of them lying around.
    Is van wilder in real estate?
    It will be finance by another company and well of course it better earn profit. What i have in mind is while im having some money on the land i will also have some on other busines...i.e. buy and sell of car ( i have a friend who does this and il have him deal with this).
    is 2M Euro small?
    What do you think?
    I am having people already work on feasibility study on agricultural project. I already saw this kind of paperwork before but i never got serious about it.

    yes, we develop and we also construct for developers... but our core competence is construction... agricultural land cannot be easily developed since you have to rezone it and deal with the govt... besides it would be very hard to attract people to buy lots or rent a commercial space in agricultural land... if i were you try to build houses muna to get the feel of the market... it would be very risky to start developing big projects without any background of the philippine market... oh and check the laws... for every 70sqm of high-end development you have to off-set 30sqm of low-end development, although they dont have necessarily have to be adjacent or near each other...

    it can't be easily developed? right now we have a fishery project in Naga Bicol and another one in Albay Bicol also for house rentals.
    The reason why i thought it would be easy since we never had any difficulty with those developments that happened. Although they shelled out so much money on that.haha!
    Alright, let me first get some compromise with the financer and also what im working out (expansion of that fishery project and also another one somewhere i dont know...haha..never dealt with family matters before).
    It seems that it doesnt happen fast though, as compared with buying and selling of cars as what i saw from my friend. Patience...But yes if you can give me pointers on this and advices it would be great. I tried pinoybroker.com but the reply is so slow..takes couple of days.

    i just dont have time today to answer ur queries....but im also planning to go into that kind of business in phil. in short ,...maraming involced kasi dyan...banking, feasibility studies, planning, architectural, engineering,landscape, governmental and environmental issues, marketing etc. depende rin s mga kapit mo sa gobyerno.
