    I'm a small business owner (bakery) in the province.I've been in the business for 5 yrs now and its doing good.Im renting my production area for P25,000/mo.The problem is that the lessor wanted to sell the place to me.The area is 4600 sq m and the market value is P 3500/sqm.total land value is P16,100,000.downpayment is 2 million and monthly amortization is P195833.33 (6yrs terms * zero interest).Kung hindi ko daw bibilin e bka may iba na bumili.nasa contract namen na pag may bumili wala ako habol.bigyan lang ako 6 mos para makalipat.yung warehouse around 700 sq.m lang, the rest vacant lot na.pwde ko kunin pero almost lhat ng income ko sa business sa MONTHLY AMORTIZATION nlang mapupunta.on the other hand mataas na value ng lupa after 6 yrs.kya lang bka may mga opportunities pa n dumating sayang kung mawala kc kulang na sa capital.do you think guys its a good buy? all comments and suggestions will highly appreciated..TIA.

    Parang mahirap yung 6 years na may utang pero kung kaya bakit hindi ang lupa naman tumataas ang value habang tumatagal.

    mejo mahirap situation mo now. pro dapat mo sigurong i-consider yung status ng business mo. sa tingin mo ba walang makakaisip mag tayo ng bakery near that place in the near future since nakikita nila na malaki ang kita sa bakery. isa pa siguro i-consider eh sa tingin mo ba hindi tataas ang presyo nga harina, asukal at ibang gamit mo sa bakery in the near future. sa madalit salita how stable your bakery is para pagkunan mo ng ganong kalaking amortization. tama ka mataas na value ng lupa after 6 years pro hindi mo dapat tingnan yon at the moment pro dapat yung monthly amortization kung saan mo kukunin if ever na may magtayo ng same business na gaya ng sayo. kung bilhin mo man yan, may advise ko syo try mo gamitin yung vacant lot na sinasabi mo gaya ng pagpapagawa ng swimming pool para pwedeng gawing party place. make that vacant lot useful para di ka lang sa bakery kukuha ng pang amortization.pag-aralan mo mabuti location ha mahirap sumugal now.     bakit hindi ba pwedeng ibenta yung ibang parte para mabawasan yung monthly amortization mo?

    I will not buy the land and will find a new place for my production area.

    I am running a bakery business, not investing on a P16M lot. Those are 2 different things. I only need space. So, I'd rather use the P16M to expand my operation...

    Don't buy the land.

    Take his advice. You are not into real property business. An option would be to rent a smaller place nearby for retail and another larger place with cheap rent for production.

    same here.... i think you can easily transfer the production area to somewhere else near.
