Tanong ko lang sana kung ilang percentage ba ang pwedeng itaas every year sa mga nagpapaupa ng aprtment/house/commercial space? May nagsabi kasi sa akin na 5% yung ibang naman 10%.
Tsaka ano ba sinasabi sa batas tungkol sa nag uupa, may nagsasabi kasi na after 10 years na umuupa ay magkakaroon na ng rights? Totoo ba ito?

Yung samen 10% increase pero not yearly.. Usually 3-5years ang taas or depende sa contract..

June 29th, 2014 11:05 AM #310% ang increase yearly, pero pwede mo naman yan wag i-implement kung ok tenants mo.
Kailangan may contract ka sa tenants mo, pwede lang si magkaroon ng rights, ay yung roghts of first refusal kung sakali man gusto mo na ibenta apartment mo.
Sa amin strict ang contract namin sa mga tenants, limited ang kung ilang heads lang ang per unit, bawal ang pets, 10% increase yearly, 2 months deposit 1 month advance at hindi ito consumable, kung may napansin na sumubra sa population per unit ay i-charge ka gn daily rate which is 400 per head dun sa sumobra, kung may reklamo sila ay sila ang mgbabayad ng lawyer ng landlords and any legal fees, lahat ng taxes sila magbabayad, they can only get their deposit and advance kung aalis na sila and after ibigay ng service providers (cable, telco, electric and water) yung bill na covered nung dates na naka stay pa sila.

Baka naman may alam kayong link with regards sa 10% increase yearly? Magkano na ba ang paupa ngaun halimbawa studio type na room at may sariling area. Marikina area nga pala ako. Yung contract ba kailangan yearly ay pinapa notarized?

Kailangan nyo sir malaman na matagal bawiin ang capital sa aparment, baka abutin ka ng 10 years bago mo mabawi yung puhunan at lugi ka pa sa 10 years na yan sa inflation..
Check nyo rin sir sa area kung anung klaseng apartment ilalagay nyo, and yung target tenants nyo.
Mas mabilis ang kita sa condotel, dorm or boarding house compared sa apartments...

depende kung ilang percent ang gusto mo or taasan mo na yung renta para kahit wala ng increase within 5 years yung iba kasi parang takot pag nalaman nilang may increase yung renta nila.

AFAIK there is no limit in the increase IF the rent is above 10k. If it is below 10k, I am not sure if it is 5% or 10%.
Check the Philippine rental law. And I agree that you need an ironclad contract of lease. 5 pages long yun samin ata for our protection.

Wala naman talaga limit. It's the discretion of the owner.
10 years may rights na? I have no idea about this. Alam ko wala pa rin.
Kaya year on year ang contract to prevent any confusion.
Pero standard sa contract 10% increase. Nego na lang sa owner if possible.
