    Pagnagpa rent ba ng mga studio type let say mga 4 units kailangan ba ng business permit? At medyo ok naman yung location mga 6k ok na ba yun? TiA

    Yung business permits sa mga apartments, depende yan sa lugar mo kung masipag mag mapping ang city hall at ang BIR, at depende rin kung mga kupal ag tenants mo.

    Kami pumipili ng tenants, unang tanung ay kung ano ang trabaho.

    May pros and cons ang yearly increment sa rent.. Well, naturally benefit kay owner yun.. Madali din mag re-tool ng contract lalo na kung 1st timer sa ganitong business..

    Pero i must agree na some tenants get easily intimidated pag meron increase after a year.. It all boils down to negotiation.. Meron kameng mga tenants na ok, we give long term contracts 2-3years before an expected increase..

    Mahalaga din itanong ang trabaho nung uupa para atleast may idea ka kung ano capabilities niya.. Basta dapat plantsado lahat ng do's and don'ts niyo sa contract signing..

    Kahit anong type (residential lr commercial, single door or multiple units) need mo at the very least i-register sa barangay. Pag nagkaron ka ng case against the tenant at di naka-register sa barangay di ka nila i-entertain. As far as the barangay/city government is concerned you (i.e., your business entity) only exists if you have a permit and pay tax.

    May nagsabi sa akin, i don't really know if it is true, na kung yung rental property ay registered in the name of a senior citizen, AND within certain limits (number of units/rent amount/total income) may discount daw ang registration and business taxes. Sabi sabi lang ha.

    Apartment is much much better than UV. While apartment units depreciate over time, the land appreciate. UV from the time it get's out of casa.
