i can not imagine building any dwelling design there, that will sensibly mitigate the flooding situation.
even if your appliances are high and dry, you can very well end up being an island; well-nigh in-accessible without having to wade thru a flood.
the current public works might answer the flood situation. but then again, it might not.

Wont the flooding ease with all the drainage they are building?

I know chinese like to live in that area hence was seriously considering a build and sell plan.

First floor would have been garage and utility areas to take into consideration the flooding. Then the next 2 to 3 floors would be living spaces.

    Pwedeng pwede.

Imo, 20masl is still low if you account for the rising water levels.

Wow. You must have a nice place to have such a good drainage at 13masl. Higher is better wag lang sa sakto sa fault.

Or you may use the car gps. May elevation typically sa options.

In the real world, Pinoys still manage to smile even in the worst adversities. Yet, watch a fricking movie on TFC and all I see are crying and tears. If not those, then it's the poor Cinderella-type/working class servants being oppressed by loud-mouthed, snooty rich venom types. Then, it's more crying and tears. The PH has a rich history and culture. But, no movie producer wants to tap into it. I had to watch The Great Raid to see some Pinoys (guerrilas) at their best. *SIGH*

The one good thing I've seen emerge is many Pinoy movies have subtitles now.

Matigas ang swelas ng new shoes. Hindi feel ang tapak sa pedal.

I'm not sure either. I drove stick-shift for a long time and I never scuffed my shoes (super-shiny combat boots). I might get residual black shoe polish streaks on the carpet though.

Perhaps, the soles of new shoes are stiffer, making it uncomfortable to push down clutch, brake pedal, and gas pedal.
