    I meant West Gallery Place the new AYala Premier development beside East Gallery Place in BGC. They're about to launch. Am super excited.

    Am curious though, whats the relation to a rotarian? Thx.

    I hope to get a 3BR as an investment. But syempre gotta find the funds haha. If not, will just drool and admire the architecture. They opened it first to foreign buyers (roadshows in USA). Cant go wrong (hopefully) with an ayala premier devt in BGC. The price with VaT is around 230k per square meter.

    Yeah the prices are going up. Am glad that I invested previously in East Gallery Place

    The time to come in is in pre-selling. They ratchet up the price every 6 months or so. At these prices you will never make your money back via rent so my investment strategy is cash storage + principal appreciation and some rent down the road for cash flow. However since the friction costs for transactions in real estate are high, flipping these things is never part of my optiona. The biggest factor for investment is that these units can go to my kids one day. Give them a leg up so to speak.

    Basically since that is my investment principle , its bye-bye cash. But its worth it naman for my little kiddos.

    Yup pag obese nga. Pero may ofcmate ako na tisoy na obese pero makinis naman kaya parati siyang hug ng girls. Etong ofcmate kong maitim mukhang hindi kasi naliligo. Hindi rin nagsha shave kaya mas madumi tignan. Parang naduwal nga ko when I realized what I was looking at.

    Wtf. Kung parang tuyong lupa yung batok ng officemate ko e I don't wanna think about the other parts. I've seen dark napes but this is on a whole different level. It's black talaga.

    Maybe he is diabetic because e2romo said darkening is a symptom. One time he joined us for dinner, we walked for 800 metres and he was already soaking in sweat. He took a cab going back to the office and the rest of us just walked. He never joined us again
