    gawin ng ortigas group sa capitol commons / estancia eh mag philantrophy na lang. Make a nature park. Tapos ang pwede pumasok by invitation only. Bawal kotse, Bawal magdala cellphone at pagkain. Kung gusto magpicture eh sa labas ng fence.

    Eh jan sa commons once maitayo yung high rise eh papangit jan. Mawawala yung aliwalas. Basta pag tinabihan mo ng high rise eh nagiging rush ang life. Eh dito sa metro manila wala ng balance puro apurahan na which is not good.

    At remember nung nagsimula ang condo craze eh ang marketing jan "hotel lving kuno" Eh meron ba hotel living studio unit apat nakarenta ala bedspace. Haller! ! ! !

    I thought SSI was doing good Ang taas kasi nila magpatong. It's really much cheaper to just buy abroad. And then there are online sellers pa. I only buy SSI if the price is almost the same abroad, on sale or my purchase can't wait anymore.

    BTT: Mom ko gustong gusto sa Uptown (aside from Rockwell). It's just so so for me. Ayala Center is still the best. You can go multiple malls just walking (GB, Glorietta, Landmark, Rustan's and SM)

    Reminds me of our lease agreement in our family (we use the same contract for our properties) Rules na natawa ex ko:

    13. The LESSEE shall not allow the premises to be used for illegal and immoral purposes nor shall she allow mentally deranged or retarded persons to temporarily or permanently occupy the leased premises;

    14. The LESSEE shall not allow the number of regular occupants to exceed seven (7) persons;

    15. The LESSEE shall keep the building and premises clean at all times avoiding maintaining any animals such as cattle, sheep, goats, rabbits, pigs, poultry, and other pets that can give annoyance to other people;
    Also we don't rent to lawyers, police, military and PEPs (politically exposed persons).

    May related kaming ganyan... a compound with each son given a house. They ended up fighting and suing each other. It ended when they gave up the compound para wala ng away, Unfortunately many aren't in talking terms...

    With online shopping plus with a lot more people able to afford traveling abroad, wala na talaga rustan's lahat ng benta nila is sobrang bilis na mabili. Hinde na exclusive sa kanila

    eh pag nagsimula pa yung 2go ng SM tapos tieup sa amazon. Sana nga lang mura shipping. Wag presyong galleon.

    Pero late ko lang nadiscover may mga items mas mura vitacost.

    SSI must be really doing badly... some more stores closed down in Shang like Tommy Hilfiger and Armani Jeans. Also they seem to be no longer adding more ZARA stores...

    Robinsons Galleria is a ghost town. Shangri-la is doing way better. Its inevitable. Even malls at other countries are feeling the crunch due to the rise of online shopping.

    Malls have to adjust their tenant mix

    less apparel

    gotta take in more innovative stores

    apparel ain't what it used to be

    since we don't have nice parks, malls are our parks

    mall operators just have to get creative

    need innovative tenants

    Sometimes, the aircon is good enough incentive for people to patronize the mall.

    free aircon for a lot of people

    free aircon comes from rental income

    need tenants to keep the aircons on

    gotta keep em spaces occupied

    --

    too many malls chasing the same tenants

    anybody got data?

    wanna bet rental rates aren't rising as fast as before?

    you can't raise rental when new malls keep popping up

    lately mga aircon sa malls hinde na din ganun kalamig unlike noon. lalo na sa SM. nakaka sakit sa ulo yun nag tatalo yun init and lamig na temperature.

    Malakas ang robinsons galleria ngaun as well as the new podium coz of the newly constructed elevated walkways of Ortigas. Ortigas is getting refreshed. In time mas maganda pa ito sa fort with the more lavish malls we have.

    Everyday I just walk fro Galleria to the new Podium and back for my daily walk. The. Sometimes, i sit in the elevated fountain walkway, Ortigas is walkway is like Japan in some swnse.

    Too bad ayala 30th remove the free parking. Now they are goingg to be the ghost malls, pag nag-full operation ang new podium as well as the newly redesigned Galleria.

    Sa corner market aka parang hole in the wall pa lang ng the new podium, so scenic to eat in a more sosy food court, malapit na din matapos ang. Skymall ng the new podium, yes the rooftop area.

    You guys are not seeing what the mall operators are seeing in the future, I also see it too.Malls will flourish provided that parang Galleria , Podium style na

    Why? Coz madami gusto gumradweyt sa masa malls ng SM. So congested so dirty

    Last time i was in Galleria was months ago. Akala ko walang tenats. Yun pala nag renovate lang sila.

    Yeah kakaumay na ang SM. Mr Sy’s expansion was so aggressive that kahit liblib na lugar like San Mateo, Rizal ay may sariling SM na.

    I like malls like Ayala the 30th & Uptown Mall sa BGC. Kaunti kasi tao. Malls i least like, Megamall & SM MOA. Kakarating ko pa lang parang gusto ko na umalis.

    we all like malls na konti tao

    but tenants cannot possibly survive

    unless the tenants are selling expensive things where selling a few items a month can cover operating cost

    Agree on this one, I don't think malls are going to cave in like what's happening in other countries.

    Free aircon na, may free wifi pa. Saan ka pa. It's the retail tenants that is suffering but the mall itself, dagdag pa ng dagdag eh. Yung maliliit na stores and boutique ang nagsasara na. Kung walang ukay-ukay, lahat ng tao either sa mall or nag-oonline shopping na lang.
