    with pagibig you could loan up to 2million, with banks there are really documents required but di naman mahirap iproduce, we could make a schematic layout for you, but we will be needing a copy of your title for lot description so we could plot it and from then make the plan. We could email the plans and we could exchange email regarding the plan until we finalized it. That is what we really do with our clients who works abroad. At present we are doing a house for one who is working abroad and our negotiation were made through email, now that construction is ongoing, accomplishment were reported also through email. Actually we completed one house in Fairview, were the arrangement was also through this thing. Sanay na kami sa ganito arrangement, karamihan kasi ofw ang nagpapagawa nowadays. Siguro sila lang ang may funds.

    tanong ko lang up to which part of the philippines kayo pwede?? or only for Metro Manila lang.. How about laguna,Cavite,Bulacan, Antipolo.

    pwede anywhere... pero iwas kami sa mga places na kailangan pa magplane tapos house lang... for example, palawan or mindanao... pero kung luzon lang, eh walang problema... we already did some projects in provinces... minsan cabanatuan pa...

    ..ayos ito..sir Van ..pwede paguhit or pagawa ng design through email din lang muna siempre bigay namin ang size ng lupa at bahala na kayo kung ano maganda design nyo for 3 storey may attic..kumbaga sample ng design nyo ..kung pupuwede lang po sana ...TIA

    qman: intricacy lang nun finisihing ang difference... usually 16k finished na kami... would you like me to give you a quotation? dont go for contractors who go way below the usual... kasi usually sila yun tumatakbo...

    nightrock: our rate depends on the scope of work... the same lang... saan province ba?

    boeing_747: no problem kung design schematics etc... just email me the lot description, size, orientation, pati kung 10x10 ba or 12x8 or kung ano yun shape... then we could give you a sample plan... pero give us your requirements din and what is your lifestyle... for example kung gym buff ka, pwede natin suksukan ng fitness area, or if gusto mo naka dsl yun bahay mo iready natin... ano rin ba gusto mo ilan bedrooms, etc... gaano kataas ceiling... kung okay lang sa iyo yun normal then dont indicate it na... just tell me your unusual requirements...

    Since you guys are somewhat in the same topic:

    What do you guys think of those condos they are building at Fort Bonifacio, Global City. I just recently purchased a unit sa McKinley Park. You guys think thats a good investment??? Meron akong place sa Pasig but I thought once completed, it could be a rental or a I could turn it around for a quick sell. Total cost ng unit is around 60K per sq. Is that average sa area or did I pay a little too much????

    bro mahal talaga siya... and maganda naman talaga... the thing with condos are binabalik sila after ilan decades (50 years), so dapat its either rentahan ng iba or tirahan mo... sayang lang kung walang nakatira... lugi ka... and once completed hindi na masyado nag-appreciate ang value unless naging in-demand or hot yun place...

    what do you mean binabalik??? Sa developer??? That sux. I didn't realize may time limit ang ownership ng condos??? So you mean to tell me, its really not mine??? Shoot, I wish I spoke to you 48 hours ago Ha ha!!!

    I was just hoping to make a little profit in a few years na di kaya ng interest sa banko. If yung history ng Fort is any indication to how its gonna get appraised, I should be able to make a little bit out of it. I got a prime spot too so hopefully, it'll work out. Pambayad din ng anak ko sa Harvard yan when she goes to college 11 years from now.

    depende sa condo... pero kung high end like yun sa the fort i think hundred years ata... and i think after 50 years di mo na gusto yan unit mo... siyempre di na yan ganyan kaganda or may gusto ka na masmaganda...

    yun iba di naman binabalik depende sa arrangement kaya read your policies thoroughly... =)

    masmalaki ang kita sa condo or house kaysa sa bangko... pero take into consider mo yun cost of money and kung may takers ba... kasi minsan mataas nga ang zonal value pero yun selling value sobrang baba kasi wala maka-afford... pero dont worry if ever bebenta mo unit mo, masmahal yan ng medyo malaki at kikita ka compared nun binili mo during pre-selling... malaki-laki yun difference... marami kasing tao ayaw bumili ng pre-selling gusto nila andyan na... so yun ang market mo, and makakademand ka ng high price lalo na sa umpisa dahil walang pang nagbebenta ng unit at sobrang masamarami ang demand sa supply...

    actually depende sa budget and lifestyle mo... magandang areas for me, pasig, makati, mandaluyong, some parts of quezon city, alabang, cainta, antipolo, some parts of san juan... paranaque and las pinas okay if ma-south ka... depende eh...
