    Flood prone garages should have Hand Actuated Manually Elevating Ramps. No hydraulics, no power to worry about. Low maintenance. Easy to clean & lube after. Great for DIY maintenance/repair jobs....& on good dry days? Double park vertically.[emoji4]

    For flood depths of half a meter or less, this mini lift is less than Php30k. Uses a power drill to lift & lower. Light & portable.

    Yeah but may mga nakikita ako bumibili pa rin ng bahay sa Provident or other places in lowland Marikina for example.

    Personally I would definitely avoid buying property anywhere na binabaha. Can never bet against nature - if by design bahain sa isang lugar, it's almost impossible to make it flood proof. Unless you're in the Netherlands siguro lol.

    Yup. True. Taas pa nga ng presyo nun tumingin ako ng ads last year sa Provident. 15M ++ na lulubog rin...

    Blows my mind why anyone would purchase a house in Provident, parang synonymous na sa Ondoy. No offense to homeowners there pero kahit 1k per square meter hindi ako bibili, even for rental, bawat baha landlord magpapa ayos. I wouldn't live there even if they paid me. You can't put a price on peace of mind

    Among the priorities of lot or home shopping...elevation, vicinity/route flood check & drainage.
    Those who plan to build down on slopes(thinking they're floodproof) should demand access to drainage below, not just up the road. One won't wanna resort to pumping sewage. Gravity is a gift no one must take for granted.

    Some twin storey structures make themselves PWD friendly via wheelchair lifts. Not nearly as pricey & as space-hogging as a small elevator for 4.
