This is why I posted a while back that the cost varies wildly and it is hard to come up with a ballpark figure bro.
You could save a lot on cost by sourcing materials and going to the subcontractors directly yourself. Roof guys, glass guys, tile and fixture setters, cabinet guys etc instead of having one contractor subcontract them to others. Buying your own lighting fixtures, doors, door knobs etc could also save you a bundle.
Some provinces will also have access to cheaper materials. Up north sand and CHB are cheap because of close proximity to the quarry. And sometimes access to tax free cement and rebar
Location and terrain also play a part. A site with wide, accessible open working areas will be cheaper vs one that is already boxed in by other atructures. If the site needs clearing or leveling that will also add to the cost.
Quality of finishing materials used will also affect cost. Frameless vs framed glass. Ceramic tile vs granite. Solid wood vs laminates. Solid wood doors vs panel ones. List goes on and on.

Do you have an example of how much the 18-22k sqm house looks like vs the 16-18k? Just to have an idea of what standard looks like vs minimalist.
Also, this includes furnishing na? Baka kaya magkaiba quote kasi it's purely construction lang?

Big factor nga if you try to source everything yourself bro. Sabay kami ng friend ko nagpagawa ng condo (same size, same condo project) and our total cost came out the same but I was able to squeeze in some custom cabinets and upgraded lighting because I decided to do the shopping for my tiles, furniture, and appliances.
Ang hirap lang is finding the right contractor who can give you the lowest price without scrimping on quality. Ngayon I have a few renovations planned and I'm not sure if the price my good friend gave me is good - he's a pilot that got laid off so started a construction company so I wanted to support him, but part of me also wants to get a secondary quote from outside just to see if his pricing is competitive.

Personally I'd get another quote or two just to get an idea of the cost bro. But go in with the mindset that even if he is higher I'd still go with him. Just like selling our cars to family and friends it's not about getting the best deal anymore, but rather helping out a loved one.
Kasama na yung finishing sa kanila... iba bayad sa design, nagpa design ako sa lot area na gusto ko 5k lang, may floor plan na at physical design... siya pa lang pinag tanongan ko sa area namin but i don’t know sa ibang construction company... siguro may discount yung qoute nya kasi classmates kami? Not sure...

Well, the best reviewers of design & build quality are the owners who've used & abused the structures themselves. The test of time will always show.
There are 2 basic flaw types in construction...Design & Execution. A well studied plan anticipates the limits of materials & methodology; minimizes maintenance. No amount of care & quality in implementation can cover flawed concepts w/o translating to higher cost for solutions & maintenance. That said, bad executions can very well ruin the most perfect of plans.
In choosing both planner & builder, consider the cost, but go w/ those w/ experience. Those who've valued mistakes, theirs & others'. Best, those who take ownership of their creations. Scout, take your time. It will be unwise to make your project double as their school w/ you paying their tuition.[emoji4]The good 1s can be pricier, but may likely give more product & no migraine back. The opposite aplenty, can be lower, yet have better margins. You'd question the math brilliance or the sorcery. [emoji4]

Agree bro. Looking at their previous works is important. And not the newly made ones, mind. Better the ones that have seen some years of use and wear and are still up and in great condition. The owners are the best ones to provide feedback on the durability and utility of a structure.
On the flipside though there are also those who charge more while providing less quality vs the cheaper guys.

Beautiful house, like the way they put couple of parking space at street level and more parking space at the basement. Just dont like basement layout, mahirap magneuver.
For me, basement parking can be ***y with proper lighting, but its not a good look if one needs to back up the ramp just to exit the basement or in case of the cars in YT video, they need to back down to the basement from the road.
It should have space to maneuver, so one can drive down the basement, maneuver, and drive up.
