    Depends kung sa NCR or sa province yang lot.

    Malaki na if NCR, napakaliit naman if sa province.

    This is also what I did, 82 sqm on 125 lot bare. Finished it whenever there's cash, then came the extensions. Problem with this system is halatang walang design ang bahay, obvious ang extensions. Also, maabala magpatrabaho pag nakatira ka na. Sabi ko nga, mas better siguro kung umutang na lang ako at tinapos agad before occupying, so bayad na lang ng interest ang inaalala ko kapalit ng abala at pangit na extensions.

    bro if kasama parin sa plan yun extension at di lang muna tinapos, will end up looking bad parin kaya? baka 1 year pagitan bago magka budget sister ko eh

    Basta nasa plano. I-design mo na kahit to follow yun extension eh hinde maapektuhan yun aesthetic ng main house saka dapat minimal na lang yun mattamaan sa main house.

    Magkano ba bahay sa probinsiya?

    Dito sa manila kasi if less than 15M for sure either super layo yun or medyo malayo na maliit. No house or even townhouse under 20M sa strategic areas in metro manila.

    Kaya mabenta condo - if 2 or 3BR lang naman at least mas maganda location vs same price townhouse.

    Edit: I checked Lamudi, umaabot na rin pala more than 10M if >300 sqm house in a provincial capital like Tagbilaran.

    sa panglao and tagbilaran city ang medyo mahal around 10-20k per sqm... mahal na yan sa bohol... [emoji1787][emoji1787][emoji1787]...

    Kung 20k per sqm lupa tapos 30k per sqm patayo ng bahay, then mga 15M is just about right for a 300 sqm house.

    Why is house construction cheaper there? Same lang cost ng materials ah. Labor slightly cheaper but shouldn't bring down to half the price of Manila.

    Lots of friends na recently nagpatayo ng bahay, 25k is bare minimum na hindi mukhang tinipid pero 30k is more the norm for mid-range build quality. 15k/sqm is more for budget housing na cheap finishing lang.

    Kahit si Travs na nasa probinsiya din says yang 15k/sqm nasa low-end of the spectrum yan. Kahit 60k/sqm hindi pa super high-end yun.

    So parang hard to believe na mansion na ang 300 sqm (because most of my friends who are rich in their provinces usually have lots na mga 800-1500 sqm tapos the house occupies at least 500 sqm). And parang very unlikely na 15k/sqm lang ang gastos ng patayo ng bahay nila.

    Nakita ko lang, shared by an architect friend which matches what my contractor friends are saying which matches what my friends who recently built houses are saying:



    Kaya parang ang hirap paniwalaan ng 15k/sqm for a mansion kahit pa sa province.

    Mine is almost 4M, 179sqm FA, 2storey with roofdeck with bedroom. Inabot lang ng 14 months bec of lockdown and all. Kame na lang nag supervise, matagal nga lang.
