Thanks for the tips Sir Travs and bugsmobile. I'm sure premium ang kinabit mo bugs, since supplier kayo ng high end finishes [emoji2]

Also want to know ko kung meron may alam ng "Banawe" ng mga kitchen sinks. Somewhere in Manila daw, tabi tabi ang shops like for lamps at mga ibang ilaw pa.

When a builder / contractor / architect gives a quote for a project, does it normally already include their fees and/or commissions? ... So when they quote 40T per square meter, is it 40T NET? ... and when they quote a price for a house build, does it include perimeter fence and gate or separate? ...

For a 300 square meter lot, 15 x 20 meters, how much (ballpark) would a perimeter fence and gate cost? ... Also, how much do landscaping cost these days? ... per square meter ... more or less ...

I see a lot of newly built houses don't put window grills anymore. Ganyan na ba ka-safe now sa mga residential neighborhood natin?

Yeah, they think it's safe ... that's how architects design houses these days ... lots of non-grilled windows ... glass sliding door to patio ... electronic main door lock ... these things have rather low security ...

Just for discussion ... what's the ideal lot area and house size for you? ...

The price per sqm is an estimate of the house only, it doesn't include the garage, fence, gate and landscaping. The contractor usually base their quote on the specifications on the plan. I've seen 2 different approaches here, where 1 provides you with a breakdown of the labor and materials with a contingency, administration and contractor's mark up. The other is just plain labor and materials, where all the contractors costs are supposedly folded inside the labor and the contingency in the materials. Quotations for the fence and gates may be included if you like. So is landscaping.

Ako may grills, pero I just see them as deterrent at para makatulog ako ng mahimbing Mas uunahin ng magnanakaw ung wala.

Depende sa village. Dito sa amin, marami at listo ang mga guard. Ang nakawan panay inside job. Kaya kaunti lang ang may grills. Meron pa nga walang bakod.

I dont use grills anymore. Not aestheticslly pleasing and dangerous in a fire situation. Many people were trapped and died in fires due to the grills.

Most burglaries are inside jobs i agree.
