    *alexalex,

You should do a little more "due diligence" work for the property you intend to buy because you'll have a hard time running after the seller once you part with your hard earned money. Ask to talk to the co-owner who is based abroad to confirm what his/her parents will be doing (namely selling the property to you).
    Follow Elroi's advice too.

It's also advisable for you to put some recourse against the Sellers in your Deed of Absolute Sale. Pa-tulong ka nalang sa kilala mong lawyer.

    Good luck!

Consularized SPA po yon, yong nasa abroad magpa-file yata sa consulate and have the SPA authenticated and sent here. So most likely hindi forged.

^^, I second that option, kuha ng SPA from abroad na location ng anak, and have that SPA authenticated by the Phil consulate office in that country.

Legal maters involving lots of money needs proper legal actions. Ikaw ang talo dyan if you don't do that option.

Better safe than sorry as I always say. Get everything in black and white para walang loose ends because it might get back at you especially if may topak yung anak.

This made me flashback a bit. When my Lola was in her deathbed and couldn't sign some necessary land documents to be cleared up among the heirs, the family had to do with her thumbprint which served as her signature. In the presence of all the respective lawyers of course.

It was a really eerie sight having to do that. Parang CSI autopsy!
