    I'm planning to buy a lot in a village being developed by Sta. Lucia Realty. The village is currently under development and they're pre-selling the lots. I would like to consult anybody here who have experience in this matter regarding what due deligence I need to do to and what things I need to know/ask before I proceed with buying the lot.

    i check mo ang soil test, baka malambot ang lupa diyaan. parang iyan yun malapit sa sumulong highway, sa overllooking metro manila.ako din taga antipolo, pero sa Maia Alta kami nakatira.

    for what purpose po ba sir ang gagawin sa lote? tatayuan ng bahay ba or for "investment" purposes?

    always consider yun assoc fees saka yun monthly dues.... itanong mo kung automatic na member ka kaagad kahit lote pa lang since sisingilin ka kaagad dun.... kung investment purposes eh malamang kainin yun tubo ng assoc fees.....

    check nyo din yun permit to sell nung phase na bibilhin ninyo.... kung wala pang permit to sell, wag muna kayo bumili since baka magka-aberya yan sa HLURB eh magka-aberya din yun title ng lote.

    check nyo din kung landslide prone yun area..... and last..... basahin nyo ng mabuti ang kontrata bago pumirma at iabot ang bayad....i-clear nyo din kung sino magshoulder ng tax, processing fees etc and put it into writing..... especially kung cash buyer kayo....

    the only problem with these are that the provisions are boiler plate, take it or leave it and fixed in stone

    buyers have very little leeway, if any, in changing these contractual provisions

    worse, if the buyer makes insignificant notations and immaterial handwritten modifications which can be used by the developer to challenge the contract's being one of adhesion

    pagkaka alam ko hindi na sya overlooking...from sumulong (pagkalagpas ng police station), papasok na sya papuntang antipolo national high school papuntang gate 2.

    bibili rin kami ng lupa, tinitignan namin kung malapit sa marikina valley fault . mamaya mahati yung bahay ko , magpapalagay pa ako ng tulay sa loob ng bahay.

    tama si badsekktor, ask mo rin muna yung mga kag*guhang fees na babayaran mo. ingat and goodluck!

    Salamat ser sa info, sa DENR ba i-verify yung soil test?

    By the way sa checkpoint yun pababa ng Cogeo Gate 2 sa Ulalia St. Actually Phase 4 na yung dinidevelop and may community na sa loob. So additional yung phase 4 sa existing na. Sign po ba iyon na okay yung lupa doon?

    Hahaha! Ako ayaw ko naman sa Marikina kasi na-Ondoy din yun eh. Wag naman sana maulit pero ayaw ko sa area na yun base on that experience. Pero kung interested ka may nagbebenta sa Lourdes sa Marikina Heights daan.
