Right now, ang usual route ko is Kalayaan flyover -> Buendia -> Gil puyat LRT -> Roxas blvd -> Road 10 -> Pier -> Navotas

Usually 2 hours ang byahe ko or 2 and a half hours depende sa traffic but not less than 2h. Kung may alam kayong shortcut or faster route, let me know coz entering makati really gives me a damn headache every night.
have you tried this? BGC, head to libis via c5, katipunan, left sa cp garcia. u turn sa commonwealth, QC circle, exit sa quezon ave. espana, right sa lacson, yuseco, raxabago, right sa R10.

pwede ring instead of c5 eh edsa ka then left sa quezon ave.

also instead of espana, quezon ave. right ka sa araneta, 5th ave. C3, kanan sa R10. although dami truck dito from NLEX to pier sila.

para maiwasan mo lang makati. although ewan ko lang sa katipunan pag may pasok na estudyante.

    Maybe this info can help:

Dito sa Mandaluyong which is the center of MM, yung mga bagong townhouse starts at 5.5M, pero dito sa lugar namin 2nd hand townhouse starts at 3.5m.

Mahirap na decision yun bili agad bahay. Upa talaga muna kasi mafeel kung ok ba location.

Kasi paano kung grabe pala noise pollution pag gabi eh di talo ka na.

Sa south kasi kaya mahirap bumili bahay jan eh first mahal makati because central business district. Ang mura jan banda paranaque sa bf homes kaso probinsyaish na sa layo...... Bandang merville or sun valley malapit-lapit pa.

Tapos kung nasanay ka sa maaliwalas at relax na lugar eh mahirap adjust bandang makati...

    - Noise pollution - obviously this is the city that never sleeps because of the call center

    - Air pollution - Number 1 dirtiest air in metro manila

    - Visual pollution - many high rise condominium that blocks the natural view, billboards......
