Kapatid, when I sold my 7-month old Civic, I called the lien holder to make sure that I can sell the car even with the lien on it, and here's what I did.
1. Write and notorize a Bill of Sale
2. Ask the buyer to write the cashier's check to your lien holder's name.
3. Send that check along with an "authorization letter" to release the title to the third party. I asked my lien holder to send the title directly to my buyer, which they did.
NOTE: If you have to pay the up-side down, mail it along with the cashier's check from the buyer.
