    mura pre-selling price ng condo with the low 10% or 20% DP extended to 24-36months 0% interest pero ung sunod na 80% thru bank financing ang mabigat.

    im satisfied... simple living lang naman ako... basta may sasakyan... maliit na bahay na medyo lang maayos at modern ng kunti at hindi binabaha or tumutulo...

    masaya na ako sa bahay lang at may H.T. with BIG screen LED... tapos naka aircon...

    36 months nga yung 20% down at 0% interest less 150k discount (promo) less 2% additional discount (agent's option). tinignan ko naman ng maigi yung computation nila talagang 0% and for real naman yung discount, and since hindi in-house financing e wala sila maitatago na hidden fees. saka pa lang required na kumuha ng financing sa bank pag naka-full down na and rfo na yung unit. e normally naman tumataas ang price pag rfo na, so i intend to sell once the unit is turned over. di naman ako nade-deny sa bank in case we decide to keep the unit and rent it out.

    magkano ba interest ngayon kapag 5, 10, & 15 years to pay ung remaining 80%?

    lagyan natin nang figures.. halimbawa 4M condo..

    20% 36 months zero interest = 800,000 / 36 = Php22,222.00 per month
    80% 10 years to pay at 9% pa = 6,080,000 / 120 = Php50,666.67 per month
    20 years to pay at 9% pa = 8,960,000 / 240 = Php37,333.33 per month

    most probably mga 40sqm or less yang unit.. you can rent out for say Php20,000.00 a month. Para mabawi mo yung 6M na inutang sa banko that will take 300 months or almost 9 years tsaka ka pa lang kikita.. eh yung pinang down mo pa na 800T.. yan eh kung tuloy tuloy may re rent..

    assuming na pina rent out mo for 20k per month abunado ka pa ng 17k monthly kung upto 20 yrs. meron bang interest rate na 5% lang for 10 yrs?

    What are the pros and cons for buying a condo unit in cash (assuming you could afford to buy the unit outright) and thru bank financing? If you buy it outright of course you will shell out initial capex as compared thru bank financing. Parang walang pinagkaiba sa primary or secondary metering ng meralco.
