Yung mga nag-asawa na ka-generation ko hindi na dito tumitira unless sila yung toka mag-alaga ng parents / single parent. Buti na lang malilinis sa paligid ang mga tao dito.. One thing na napansin ko nga, nung bata kami lagi kami naglalaro sa labas.. Magkakalaro kaming lahat dito kaya mas maingay noon, mas dugyot din dati dahil laging may drawing yung kalsada ng piko at iba pang drawing.. Maraming takbuhan, bisekleta at iba pang laro.. Ngayon wala na.. Mga senior na magulang na lang ang lumalabas sa hapon para maki-mingle..

    Is this for real? I saw it on redt and I'm shocked with what I read. How can regular office workers afford a "non poor home" Grabe naman maka poor sa P10 M Magkano ba mga row houses in the outskirts of MM? Nasa P10m ba yun?!?!

    I did notice that the average lot size now has shrinked? I sometimes watch real estate channels and most are at the lower 200 sq m range. I think in the 80s that's a starter size pero now parang mid range na?

    I bought an 80 sqm lot in Canlubang for 110k in the 80s, it was all I can afford. I sold it last year for 300k, olats pa sa cost of money, but that was a rush price, grab agad ung buyer, others were selling for 50 - 100% from my price, tabla/panalo ang ahente.

    40 years tapos yun lang increase? Depende talaga sa location.

    In 2016, we bought a 150sqm lot at Alviera Porac for around 1.3M+. Late last year, lots within the same location are reselling for nearly 4M!

    (my personal opinion)

    it all depends on the buyer and the seller.
    my mom has been dangling her 5M cash to whoever wants to sell their house and lot in QC (preferably lot only) - so far, no takers
    a friend of mine was offered 4M for a 70sq/m 2 storey apartment in Makati - house is almost not habitable by our standards and renovating the place will make the house too expensive

    I think you need to spend around 8M for a 2 bedroom DMCI condo + parking

    so again, depends on your luck finding a seller in Metro Manila who is rushing to sell their home
    if you want a new development/project, then you will have to stay outside Manila

    The rule is to buy a house with 3-5 years of total household income

    So a 10m house can be bought by a household earning 170-270K.

    You can probably buy a lot in QC for 5M in areas like Farview. But there are small lots in Vista Real and other commonwealth villages for P6-8M
