    Maliit kasi yung pinaka floor area niya sa ground floor... nasa 35 sqm lang... kung mapupuno nasa 60K per month ang total rental pero may 2 months na vacation per year... and hindi siya ideal for commercial space...

    If you want it to be very legal, just consult the right professional - an Architect. They have services from pre-construction to post-construction. If the building needs to be renovated or remodelled, you will not be "cheated" as long as you find the right people to do the job. Just a hint: look for an architect-builder rather than an architect-contractor or engineer-contractor.

    Also in Manila, fire protection is very important. 5-storey boarding house is high already. At least the minimum requirements are met., like FE stairs or ladders, standpipes, etc.

    kinuha na ng GF ko yung place... temporary rent muna yung place... kulang pa ng 4 bedspacer... baka may kilala kayo? hehehe... female lang ha... may wifi na din...

    Me: Ehhh pano yan miss, mapipilitan kaming palayasin ka dahil madami nakapila na may pambayad.
    Tenant: Sir naku wag po, kahit ano gagawin ko makapasok lang ako sa school..
    Me: Kahit ano gagawin mo basta makapasok lang? hehe
